What changes the final price
Four things decide what your ADU actually costs:
- Size. This is the biggest factor, and it's the one you control most directly. Every square foot adds cost, and crossing 500 or 750 sq ft can add fees.
- Your site. A flat lot with easy access costs less than a sloped lot, a tight side yard, or a spot where equipment can't reach. That's why a phone quote isn't worth much: a price without a site visit is a guess.
- Utilities. Water and sewer lines have to be trenched from the main house or the street to the ADU. A short run costs a few thousand dollars. A long run, or a sewer line that needs a pump because it can't drain downhill, costs more. Your electrical panel may need an upgrade, or the ADU may get its own meter.
- Finishes. Cabinets, counters, flooring, and fixtures are where budgets swing the most. If you're building a rental, clean and durable finishes rent just as well as luxury ones.
City fees: what to expect
City fees in the Central Valley are usually a small part of the total. For example, a 627 sq ft ADU in Porterville ran about $5,700 in total city fees. That included plan check, trade permits, school fees, and a sewer treatment fee. Fee schedules change, and every city is different, so we pull the current numbers for your city before you commit.
California law also works in your favor:
- 750 sq ft or less of interior living space? No impact fees. State law bars cities and districts from charging impact fees on these smaller ADUs. Seven of our plans, from the 256 to the 730, fall under that line.
- 500 sq ft or less? No school fees either, under SB 543, which took effect January 1, 2026. Our 256, 360, 483, and 495 plans qualify.
- Over 750 sq ft? Impact fees can apply, but only in proportion to the size of your main home, not a full new-house fee.
Other costs to budget for
- Solar. California's energy code generally requires solar on new detached ADUs. Garage conversions are usually exempt.
- Landscaping and fencing repair. Trenching and equipment access can tear up part of the yard.
- Financing costs. If you borrow to build, interest usually starts during construction, before any rent comes in.
5 ways to lower your ADU cost
- Stay at 750 sq ft or less of interior space to avoid impact fees, and stay at 500 sq ft or less to also skip school fees.
- Keep the shape simple. A rectangle with one roofline costs less than an L or U shape.
- Put the kitchen, bath, and water heater close together. Shorter plumbing runs mean less labor and material.
- Go all-electric. Skipping a gas line usually saves you a trench, a meter, and extra inspections.
- Place the ADU close to your existing water and sewer lines. Moving it a few feet can save thousands.
How long does it take?

How to pay for it
